Concept hotel in Jätkäsaari

Hepacon carried out the HVAC and energy plans for the Unity studio hotel in Jätkäsaari, Helsinki, completed in autumn 2022. The project was started in 2015, when the original owner Hellsten was planning a residential hotel building on the site. Since then, the owner and plans changed.

A lot of time was spent on the ventilation design of the project to find a suitable and safe solution, as the ventilation machine room was not wanted on the roof, but was placed on the loft floor, next to the lobby, on the courtyard side. The lower level is a busy urban environment, so fresh air has to be taken from above and used air has to be brought back up, which is why more space than usual was needed for the building services shafts. The shape of the building, tapering at the top, also created its own challenges for the design of the shafts and the main building services shaft was designed with a horizontal offset. A flue gas backflow protection was implemented in the supply air ducts, a solution not yet found in many Finnish hotels.

A building information model (BIM) was used to assist the design throughout the project.
